Job Description

The Manager is responsible for overseeing the Maintenance Team, Road Cleaning Team & Landscape Team, Security Team and Police/Authorities. He/She is able to continuous follow-up and escalates the processes in order to accomplish the timeline set for the projects or companies.

Has ultimate accountability for the function and provides advice and recommendations to the Director. He/She shall be seconded to Shukaku Inc for all matters in relation to internal/external liaison work.

The Manager is accountable for the following tasks:
1. Facility Management (PPCC Estate Services)
- Monitor, plan and coordinate with investors in ensuring all maintenance of buildings, infrastructure and installations (telecommunications, HVAC, electricity) are 
up to date and operational, troubleshoot and direct external parties including JV investors/investors in general to relevant department in Company or authorities.
- Inspect building structures to determine need for repairs 
and renovations.
- Supervise and instruct all FM staff and external contractors.
- Control and plan activities like parking space allocation, waste disposal and building security etc.
- Draft and implements SOPs and control measures in ensuring operational efficiency.
- Monitor budget control of all maintenance cost in PPCC.
- Does projection of future costs in relation to PEM in 
PPCC. 

2. Security, Road Cleaning & Landscape:
- Oversees the Security Supervisor.
- Oversees the Road Cleaning and Landscape Team

Others
- Submit monthly management reports.
- Liaise with 3rd party Vendors and contractors for rectification or ad-hoc jobs.
- Regular inspection of site facilities and plan / propose and implement necessary enhancements / repairs.
- Define, maintain, track and monitor the Service Level Agreements (SLAs). 
- Prepare monthly management and technical reports on breakdown and proposals.
- Track and manage the costs related to all service contract.
- And any other tasks as assigned by GM/Director

Job Requirement

 

• A degree holder in Legal background, Architecture or Engineering degree or related discipline, holding an MBA degree would be an advantage.
• Strategic, analytical and good organizational skills.
• Has experience in dealing with government bodies;
• Independent and motivated and sense of urgency;
• Able to work in a highly matrix and multicultural environment;
• Strong oral and written communications skills; and
• Has healthy life style, and can work well under pressure.
• Min 8-10 years liaison experience in a senior position in a Real Estate industry with Government and Authorities;
• Experienced with subdivision of lands, permits and licenses.
• Familiar with liaison and government process and regulations in the real estate development industry
• Ability to identify and coordinate with lead project heads related to the design and deliverables;
• Ability to interpret and translate the requirements of the Statutory boards, inquire and follow-up and communicate across the needs to Project team.
• Ability to analyses the information and create accurate submission of applications and documentations to Local Authorities.
• Proficiency in Khmer and English, Mandarin is an added advantage.
• High level of ethics, morals, and professional standards; 
• Maintains confidentiality standards; 
• Good social behavior; neat appearance; must have an attention for details; common sense and good judgment; and 
• Problem solver and hands-on.
